Who's developing Heritage Crossing?
Partners Development Group (PDG) has been creating exceptional communities since 1998. Based right in Okotoks, PDG operates through three divisions: Partners Homes (villas, multi family, town home and condo communities), Partners Properties (rental and commercial developments), and master-planned community land development You’ll find PDG communities across the Calgary region, from Lawrie Park in Okotoks to Keystone Creek in North Calgary.
When can I move in?

How big is the community?
Heritage Crossing will have exactly 145 homes – intentionally boutique in scale. This creates an exclusive enclave feeling, not a large subdivision. The community is thoughtfully planned in two phases, with Phase 1 comprising the majority of development.

What types of homes are available?
Heritage Crossing offers three distinct home styles:
- Bungalow Villas (26 homes) – Row-style attached bungalow villas by Partners Homes, perfect for low-maintenance luxury living
- Premier Bungalow Villas (44 homes) – Semi-attached bungalow villas by Partners Homes with larger footprints and premium lots
- Single-Family Estate Homes (75 homes) – Fully detached estate homes by Crystal Creek Homes, Genesis Builders, and NuVista Homes on the largest lots
What about lot sizes?
Single-family estate lots range from 460 to 900 square metres (approximately 5,000–9,700 sq ft). Premier Bungalow Villa lots are generously sized, with several exceeding 600 square metres, particularly on Heritage Crossing Close cul-de-sac. Bungalow Villa lots are smaller attached configurations in groups of 4. Specific dimensions are detailed by the builder.
What garage options are available?
All garages in Heritage Crossing are attached to the home and come in double-car and triple-car configurations. This ensures a cohesive architectural look throughout the community while providing ample parking and storage space for your family’s needs.
What about pricing?
Villa homes are expected to start in the high $780s, while single-family estate homes are expected to start from $1.2 million. Given Heritage Crossing’s premium Foothills County location, estate-quality architectural controls, calibre of builders, and boutique scale, pricing reflects the high-end Heritage Pointe corridor. What are the architectural standards?
Heritage Crossing has formal Architectural Controls registered on title by restrictive covenant. The preferred architectural styles are Modern Mountain, Modern Prairie, and West Coast Contemporary, though other styles may be approved at the discretion of the Architectural Coordinator and Developer. Every home must clear an internal developer review before building permits are submitted to Foothills County.

Where exactly is Heritage Crossing located?
Heritage Crossing sits at the corner of Dunbow Road and 2nd Street East in DeWinton, Foothills County – just 1.6 km south of Calgary’s city limits. You’re 0.65 km east of the Dunbow Road/Highway 2A intersection and 0.75 km west of Deerfoot Trail, putting both major highways within easy reach.
What's nearby for shopping and services?
Everything you need is within about 10 minutes! The Heritage Pointe commercial area is practically at your doorstep with Starbucks, Tim Hortons, Pharmasave, Kimmer Country Market, The Willows Coffee Bar & Spa, Pet Planet, Home Depot, Michaels, and Leopold’s Tavern. Seton offers even more with Superstore, Save-On-Foods, Cineplex VIP, and South Health Campus, while Okotoks has Costco, Safeway, and additional shopping.
Where will children go to school?
Heritage Crossing falls within Foothills School Division No. 38. The designated school is Heritage Heights School (K–9) in DeWinton, with high school students attending Foothills Composite High School/Alberta High School of Fine Arts (Grades 10–12) in Okotoks. Several excellent private schools are also nearby including Strathcona-Tweedsmuir School and St. Francis of Assisi Academy.
Community Living
What makes the community spaces special?
Our open space system was carefully designed and includes 2m wide asphalt pathways, concrete sidewalks, two stormwater ponds integrated as landscape amenities, a children’s play area, rain gardens, a triangular park, viewpoint nodes with seating, and bridges crossing the Environmental Reserve ravine. A minimum 7.25m green buffer surrounds the entire community perimeter.
Will there be a Community Association?
Yes, Heritage Crossing will have a Community Association with mandatory annual membership for all residents. The annual fee (set by the CA board) funds maintenance of open spaces, pathways, common areas, plus community events and initiatives. The developer maintains everything until the CA reaches 50% occupancy and the Final Acceptance Certificate is issued, at which point the CA takes over in collaboration with Foothills County.
Are we in Calgary or Foothills County?
Heritage Crossing is located entirely within Foothills County, not Calgary. This means residents are Foothills County ratepayers with implications for property taxes, municipal bylaws (including the Dark Sky Bylaw), and utility providers – all governed by Foothills County rather than the City of Calgary.

How do I get more information?
Visit liveinheritagecrossing.ca and complete the registration form. Registrants receive early access to product and pricing information, lot availability updates before the general public, and personal invitations to our presales launch events starting Summer 2026.
Who do I work with during the purchase process?
Builders register for the most up-to-date information on liveinheritagecrossing.ca. As a buyer, you’ll then sign directly with your chosen builder for the type of home you want using their purchase agreements and processes. Choose from Partners Homes for villa products, or Crystal Creek Homes, Genesis Builders, or NuVista Homes for estate lots. Partners Development Group oversees community standards and Architectural Control enforcement across all builders.
Do new homes come with warranties?
Yes! All new Alberta homes are covered under the Alberta New Home Warranty Program (mandatory for all builders): workmanship and materials (1 year), building envelope (2 years), and structural components (10 years). Specific details will be in your builder’s purchase documentation.
